For each prospective appointment in Aosta, Courmayeur, Cervinia or another Aosta Valley town, I start with the condominium’s operational needs and assess whether my availability and logistics will allow me to provide an adequate presence.

The identity for condominium management

“NOAH Gestione Condomini Efficienti” is the logo I will use to present my condominium management work. “Efficienti” points to attentive, well-organised management of the building, its systems and residents’ needs. The logo identifies this service within the NOAH brand.

Managing a condominium means handling accounts and compliance, while also understanding the building, coordinating professionals and suppliers, and helping residents make informed decisions.

I am Donatello Anello. Through NOAH S.r.l.s., I provide condominium management in Aosta and the Aosta Valley, directly managing the buildings entrusted to me. My approach brings together administration, technical experience, building systems and energy.

Day-to-day management

Day-to-day management includes condominium accounts, budgets and statements, payment instalments, relations with suppliers and residents, calling and running meetings, and required condominium administration.

The aim is to make the financial position clear: what is being spent and why, what funds are available, and which decisions need to be made.

Maintenance and major works

When a building needs work, the manager coordinates the administrative process: communication with contractors and appointed professionals, collecting quotations, meeting decisions, contract documents, payments and administrative progress tracking.

Design, site supervision, safety, testing and other specialist work remain with the professionals appointed for those roles.

Energy and shared building systems

Building management increasingly involves energy. My experience as a UNI 11782 certified Utility Manager adds a focused review of electricity and gas supplies, capacity, consumption, shared systems and potential efficiency measures.

Designers and specialists are involved when needed, keeping the manager’s role distinct from the technical responsibilities of the appointed professionals.

A background that also comes from technical work

My professional background combines technical work and building management. This experience is useful when a condominium faces major maintenance, building systems, garages, fire prevention, energy upgrades or complex work with contractors and professionals.

This does not replace a designer or site supervisor. It helps me, as manager, understand issues more clearly and ask the necessary questions.

UNI 10801 certified condominium manager

I am a UNI 10801 certified condominium manager. ELTI S.r.l. issued my original certificate no. 897-00, which is subject to periodic maintenance. I also complete the continuing education required for condominium managers under Italian Ministerial Decree 140/2014.

A direct point of contact

The relationship with the condominium stays direct. Knowing the building, reconstructing its administrative and technical history, and keeping track of decisions help with both day-to-day issues and unexpected events.

That is why the initial handover matters: we review accounting records, contracts, supplies, systems, ongoing works, payment status and known issues before setting up the new management.
